We whole heartedly support the ethical standards and inspect using
the “Standards
of Practice” established by the Texas Real Estate Commission (TREC).
Texas was the first of the United States to license Home Inspectors. Its standards
have set the bar for many other states and inspector associations.
Why have
a new home inspected?
Many people don’t
think an inspection is needed when buying a new home.
After many hundreds of inspections, I can tell you from first hand experience
that new homes are more likely to have significant defects than homes that
are 3 to 5 years old.
A new home has many interrelated systems that are compromised when each of
the different tradesmen install a particular component.
Engineered trusses get cut by duct and pipe installers, insulation is moved
and never reinstalled, etc. Most builders want a good product, but the lowest
bidder is often used with no supervision and the home buyer becomes the final
inspector.
