Home Warranty Inspection
If you have
purchased a new home in the last year, a "Home Warranty Inspection"
may be just what you are looking for.
A home warranty inspection
will
be performed with a special emphasis on the cosmetic finishes as
well as the standard structural, mechanical and electrical systems.
The aim is to have a finished document to use in communicating
with your builder. Texas law requires a one year warranty on all
new homes.
An inspection at the 11th month will allow documentation
of all defects so that repairs can be performed before the end
of the warranty. In a worst case scenario, the report can legally
document the size and scope of defects in the event the builder
is unwilling or unable to correct any issues.
Since problems can
surface at any time, even after a quality home inspection at the
time of purchase, an 11th month home warranty inspection can be
monetarily beneficial. Many times an inspection will more than
pay for itself by avoiding future repair costs.
